I'm expanding for the moment, but when that'll be finished:

VIP boxes : 700
Exec. boxes : 650
Seats : 950

This is a bit ridiculous, that as we can be sure to have at least 40000 attendant every home game, we can freely "select" the well paying VIP customers to come in.

It is far more realistic, if only eg.: 5% VIP of the current capacity would attend.

Agreed. The 40,000 guaranteed seats should be mostly basic seats with only a small percentage of that being the VIP/executive fans.

Agreed. The 40,000 guaranteed seats should be mostly basic seats with only a small percentage of that being the VIP/executive fans.



Well the success of the team should also go into how many people attend to the games as well cause just having a sold out game when all you build it a crap load of vip is not realistic

Have you all noticed this:

VIP seat tickets are the highest priced tickets available. There are only 3.500 VIP boxes available for the whole stadium (1.000 on each of the longer stands and 750 on each of the "end zone" stands)."

It doesn't actually say that.
It gives details of the formula for calculating the percentage of your overall capacity that would be likely to attend each game. But doesn't say how that attendance would be split across the three seating categories.

Three other things I wondered:
1) Bad weather has an effect on attendance - by being in the UK, where it rains often (in real life and in the game), aren't we worse off than those in, say Spain?
2) Those in the top division have a huge advantage, as every division below gets an automatic attendance drop.
3) Once you move down the leagues, and reduce potential attendance by 10% each league, I feel the minimum set is too low. The examples used in the rules are 60,000 capacity with the factor reducing potential attendance to 6,000 (before other factors are applied). Even the crappest of teams are going to get more than 10% of their stadium filled. They wouldn't have a 60,000 seat stadium if they only had 6,000 fans.
Yet likewise, if they were in division 10 with 6,000 fans, they wouldn't be allowed to build a stadium with 60,000 capacity. They'd have to grow gradually over a sustained period of years as the team's brand grew.
